We will open prelimary title for you. Once you receive an offer we will order the full title. We will coordinate with the buyer's agent to open escrow for your property. The Escrow Company will handle all the closing paperwork and record the property title out of your name and into the buyer's name when the buyer's loan as successfully funded. We will coordinate with buyer/buyer's agent to meet all Purchase and Sale Agreement time limits, which includes inspection, lender update letters regarding the static of the buyer's loan, bank appraisals, and any other required deadlines. We will review your HUD 1 closing statement for any errors and work with the Escrow Company and the Lender to correct any errors.

Market Analysis
- Prepare a complete market analysis of properties that are currently on the market and properties that have sold in the last 6 months.
- You'll receive a suggested Selling Price based upon properties like yours that have recently sold.
NWMLS Access
- You'll receive a property listing on the Northwest Multiple Listing Service in Washington State. This is the data base service that serves agents/agencies in most of Washington State.
- We'll post pictures to your NWMLS listing online so agents/buyers can view the interior and exterior of your property.
Multiple Internet Property Listings
- Your property will have exposure on 100s of major real estate web sites. Some of the web sites that will advertise your property include Pacific Northwest Houses for Sale, Windermere, John L. Scott, Century 21, Prudential, and more.
- Showcase Realtor.com Listing with up to 24 photos and detailed property information.
- Your property uploaded to Craigslist (Weekly), Zillow.com and other classified ads sites.
- Your own property page on Pacific NW Houses RE and Pacific Northwest Houses for Sale.
Agent Assist Services
- We'll draft and review the Purchase and Sale Agreement for any buyers that are not working with an agent; this is covered as part of our Agent Assist Flat Fee Program. We'll make sure it meets all the conditions and terms that are requested by your buyer and you.
- We'll draft and provide counter-offer real estate forms on your behave. We'll provide advice has to your options.
- We'll review Buyer's Agent Offers and Inspections Reports. We'll draft forms required for inspection response.
Title/Escrow & Closing Day
- We will contact the title company and order the property's Title.
- We'll coordinate opening escrow for the buyer and you.
- We'll organize and coordinate escrow/closing day with you and the buyer/Buyer's Agent.
- We'll review HUD 1 closing statement for any errors and contact the lender & Escrow Company for any corrections before you sign.
- We'll inform you of when your property has successfully closed, when the new deed records and funds have been released by the buyer's lender.
- We'll remove the sign/key box.
- You retain the right to sell by owner. If you find a buyer without our assistance then you retain the right to sell "By Owner". You have the option of handling the sales process yourself in which case you would not owe the Buyer's Agent commission. We would still assist you with preparing the Purchase & Sale for your buyer & you and all the other services that come with the Agent Assist Listing Side Agreement.
*You will need to offer a Buyer's Agent a commission in order to list on the MLS. We recommend offering a buyer's agent commission between 2-3%. You will owe no commission if you "Sell By Owner" to a buyer who is not working with a licensed Buyer's Agent. You would just own the $2000 balance for the Agent Assist Program.
